Description of locality
The plot is located in the industrial zone of Strančice-Svojšovice, near Exit 15 of motorway D1. Exit 15 lies only four kilometres from the newly-connected Prague Ring Road, making it logistically one of the most conveniently located in the whole of the Czech Republic, with ideal connections to various parts of the country and neighbouring states.

Technical parameters
The most recent version of the local plan stipulates use of the plot for light industry (storage, light production, assembly work etc.). The area plan is expected in Q1 of 2011. The plot includes electrical and water supply facilities. Waste water is processed in a plant with access to a natural waterway. A rail spur connected to the Prague-Benešov line is located in the immediate vicinity of the plot.

Ownership
The plot is currently the private property of two physical persons, who are willing to immediately trade in the plot, with two options – i.e. before/after the granting of planning permission. In the event of prompt action, the locality would also become an interesting investment opportunity, with the possibility of a jump in price already in 2011. The plot does not incorporate any gaps, easements or other barriers to the use of the property.
Any negotiation of the price of the property shall always take place with the participation either of both owners, or of only one owner, with this owner having full power of proxy granted in such a way as to always facilitate a binding agreement.

Price
Prior to issuing of the planning ruling, the price is stipulated at 800 CZK/m2, and after the ruling at 1,300 CZK/m2. Property tax is paid in full to the selling parties. The property is not being and will not be offered for sale by any real-estate office.
